The cost depends on the size of the project, and the type of project (for example, land subdivision vs. off-the-plan apartment sales). Our fees are usually charged 50% on an exchange of a contract, and 50% on settlement.

The Walden by ALAND
The Walden by ALAND is luxury residential development in North Sydney. The 30 storey luxury residential tower will contain 161 apartments with premium amenities including concierge, rooftop pool, wellness areas and wine cellars. Bugden Allen acted for ALAND on preparation of the master sales contract to be used for the sale of all residential lots in the development as well as the titling and management documents. Bugden Allen also act for ALAND on the project conveyancing having successfully launched the project in late 2025 with very strong sales results at launch. Bugden Allen was in attendance at launch day to work with ALAND and the sale agents to digitally issue and exchange contracts at launch using the OPEX system and continues to act for ALAND with the ongoing sales.
Aurora, Manly Beach
Aurora Manly Beach is a landmark mixed used development on the beachfront at Manly Beach. The re-development is being undertaken by the charity Royal Far West on its South Steyne site. When completed it will comprise 58 luxury apartments, retail and commercial spaces and the Royal Far West offices and facilities.
Bugden Allen acts for Royal Far West and advised on the appropriate title and management structuring for the development which involves stratum subdivision and leasehold strata schemes to enable Royal Far West to retain ownership of the land. Bugden Allen prepared all the titling documents, including leasehold strata documentation and also acts on the project conveyancing.

- Supporting the developer and project management throughout construction project on subdivision, consent condition satisfaction and legal commercial requirements

Amalfi Gosford by ALAND
Amalfi by ALAND is a major mixed use residential and retail development planned for Gosford CBD. When completed the project will comprise 3 towers, 506 apartments and substantial retail and commercial spaces. Bugden Allen acted for ALAND on preparation of the master sales contract to be used for the sale of all residential lots in the development. Bugden Allen also advised on the title and management structuring for the development and preparation of the management statement, by-laws and easements for the future operational and management requirements of the mixed-use development.
Midtown Macquarie Park – Frasers Property
Midtown at Macquarie Park is a master planned community which when completed with contain approximately 3,300 apartments and homes, retail, childcare, community and affordable housing, a school and community spaces. The first 3 stages have been completed.
Bugden Allen acts for Frasers Property in advising on and implementing the titling and management structures for the entirety of Midtown. This involves various stages of stratum and strata subdivisions and drafting of 88B instruments for subdivisions, management statements and by-laws. The first 3 stages of the development, MAC, Soul and Treehouse have been successfully completed. Bugden Allen also acts for Frasers on preparing all master sales contracts for each stage and the project conveyancing.

Serenity
Bugden Allen were engaged by Keylin Group and Kinstone Group in 2019 to structure the project and thereafter act as the project’s conveyancing lawyers. As the project site formed part of a tiered body corporate structure, our team’s first hurdle was to prepare and present our client’s project vision and the way we intend to structure the project to the members of the principal body corporate.
